The Government Sponsored Enterprises (GSEs) require that the appraiser analyze the sales agreement and an appraiser must confirm examination of the sales contract within the appraisal report. Of most importance are the terms of the sales contract and whether or not they are common for the market. The sales contract has specifics such as the rate of interest, the amount put down, seller concessions or other personal property articles that might be included in the sale. Other specifics that are evaluated for verification such as verifying the buyers and homeowners are listed correctly on the sales agreement.
