No. Only house inspectors would be expected to perform a walk on your roof. If they believe that the roof may need more thorough review they will make note of it on the appraisal report. If a house appraiser believes that the roof may not be in good condition, they are forced to note it in the contents of their report.
In special cases a house appraiser may need papers that only the customer has access to, but for the average appraisal there isn’t anything a property appraiser should require to finish the assignment. If the appraisal is for the purpose of a sale, your appraiser will ask to look at a copy of the sales agreement for the house. Certain conditions such as concessions and allowances may need to be considered by the appraiser. Other useful, though not absolutely necessary records would include: A property survey that includes all buildings. A deed or title paper showing the legal description. If the appraisal is for a purchase, a record of any personal property to be included in the purchase price. A list of recent updates & cost as well as any other specifics you feel should be considered. Floor plans can be useful to an appraiser, particularly if the home has been renovated or structurally changed in any way.
There are several justifications for this. Since an appraiser personally measured the property, let’s hypothesize that they were the correct party.
