It’s best to eliminate clutter from the entrance of the attic so a house appraiser can comfortably gain access. If entry to the attic is truly limited than the appraiser is required to perform what is called a head and shoulders visual inspection.
The only party that receives a copy of the report from an appraiser is their client. The client is allowed to reveal the appraisal with anyone they care to. In most cases a seller will not get a copy of the report unless the market value does not come in equal to or higher than the purchase price, at that point the homebuyer may decide to share the appraisal to assist in negotiating a lower price.
Every appraisal will include an effective date which identifies the day the estimated value was decided to be valid. The rate at which fluctuations in house sales prices occur in the market area determines how long an appraisal value is valid. For lending scenarios your lender will reject any comparable property sales that are older than 6 months. Most loan underwriters require that an appraisal be no older than two months, sometimes 12 weeks to be acceptable.
