The absence of recently purchased comparable properties brings about setback for both a home appraiser and mortgage company. Many states require all home property appraisers to be, at a minimum, state licensed or state certified and have fulfilled rigorous education and experience requirements and must adhere to strict industry guidelines and a professional code of ethics as promoted by the Appraisal Foundation. All home appraisers must log over 2,000 hours of appraisal assignments under a sponsor before they are eligible for licensure. Finally, house appraisers must be able to demonstrate mastery in not just valuation but in their geographic area.
